A metal building rarely disappoints because of the steel. It disappoints because of where it was put and how the ground was prepared. The structure goes up fine, and then the owner spends the next ten years fighting water, backing a trailer at an awkward angle, or working in a shop that’s dark half the day.
Site problems are cheap to fix before installation and expensive to fix afterward. Moving a finished building means dismantling, re-grading, and re-anchoring. Fixing drainage after a slab is poured usually means cutting concrete or building trenches you didn’t plan for.
Here are seven site mistakes we see most often, what each one costs you in daily use, and the simple decision that prevents it.
1. Putting the Building in a Low Spot
Water goes downhill and collects wherever the ground allows. If your pad sits at or below the surrounding grade, runoff will pool at the base, seep under the wall line, and keep the interior damp. Damp interiors mean rusted tools, mildewed hay, and slick floors.
The fix is elevation and slope. The pad should sit slightly higher than the ground around it, with the surrounding grade sloped away on all sides. If your property naturally drains toward the building site, plan a swale or French drain uphill before installation, not after.
2. Settling for “Close Enough” on Level
Metal buildings are square, rigid systems. When the pad isn’t level, doors bind, panels don’t line up, and anchors don’t seat evenly. Installers can compensate for small variations, but a pad that’s off by several inches across its length creates problems that never fully go away.
Have the site graded and compacted properly before delivery. Loose fill that hasn’t settled will shift after the first heavy rain and take your building’s alignment with it.
3. Forgetting the Delivery Truck
Buildings arrive on trucks and trailers. Those vehicles need a path in, a place to unload, and room to turn around. Low limbs, soft ground, narrow gates, tight fence corners, and steep drives all create delivery day problems, and delivery day is the worst possible time to discover them.
Walk the route from the road to the pad before you order. Note overhead lines and branches, gate widths, and any soft spots that turn to mud after rain. If access is tight, say so upfront so it can be planned around.
4. Ignoring How You’ll Actually Move Around It
A building with no maneuvering room is a building you’ll use less. Trailers need a straight approach. Tractors need a turning radius. Trucks need door swing clearance. If your building sits three feet from a fence on the door side, you’ll fight that geometry every time you use it.
Before finalizing placement, physically drive or walk the approach you plan to use. Mark the corners with stakes and look at it from the driveway. The five minutes that it takes will show you more than any drawing.
5. Overlooking Setbacks and Easements
Property line setbacks, utility easements, septic fields, and well protection zones all limit where you can legally build. Some owners find out after installation, and the outcome is never good. Call the county building office and check your plat before placement is final. If you’re in an HOA, check color and placement rules at the same time.
6. Facing the Doors the Wrong Direction
Door orientation affects wind, sun, snow drift, and daily convenience. Doors facing prevailing winter wind drive rain and cold straight into the building every time you open them. Doors facing a slope collect runoff at the threshold. A shop with its only door facing north stays dark all day.
Think about where wind and weather come from on your property, where the afternoon sun lands, and which direction you’ll approach from most often. Adding a walk door on a sheltered side is a small change that improves the building every day.
7. Building Under Trees or Skipping Utilities
Overhanging limbs drop leaves and sap onto the roof, hold moisture against panels, and become a hazard in ice storms. Give the structure clearance from mature tree canopies where you can.
Utilities are the other easy oversight. Even if you don’t plan to wire the building now, running conduit before the slab is poured costs a fraction of trenching later. The same goes for water lines to a barn or wash area. Decide now, install the sleeve, and connect whenever you’re ready.

Concrete suits enclosed garages, workshops, and anything you’ll finish or heat. Gravel drains well and works for carports, RV covers, and equipment storage.

Enough width and turning room to get a trailer to the pad and back out. Check overhead limbs and lines along the whole route, not just the destination.
Sloped sites can work with proper cut, fill, and compaction, plus drainage above the pad. Get the grading done and settled before installation.
